Most homes end up with all three over time. We plan them together from the start so the color temperature, the transformer capacity, and the control app match — instead of three contractors' leftovers pointed at the same house.

Permanent architectural

Track set into the eave, nearly invisible in daylight. Warm white for everyday, full color when you want it — no ladder on the roof in December.

Why it costs more here

Salt air eats cheap fixtures

Within a couple of miles of the Gulf, chloride in the air pits anodized aluminum and cracks the composite housings sold at big-box stores. You see it the same way every time: lenses fog, the finish blisters, water finds the socket, and the fixture dies two seasons in — usually the season after the installer's warranty ends.

Brass and copper corrode too. They just do it politely — they patina, they keep their seal, and they keep working. On Siesta Key, Longboat, Bird Key and Casey Key this is not an upgrade we sell you. It is the only thing we will put in the ground.

Everything below grade gets a direct-burial connection rather than a twist cap, and every run is voltage-tested at the far fixture before we call the job done.

How a job runs

Design walk

We walk the property in daylight, note the trees and architecture worth lighting, and talk through what you actually want to see from the street and from inside.

Nighttime demo

We come back after dark and set temporary fixtures in the real positions. You stand in your driveway and look at it. Free, and no obligation to book.

Install

Most homes are a one- or two-day install. Trenching is hand-cut and backfilled, beds are put back the way we found them, and nothing is left in your driveway overnight.

Aim and maintain

We return after dark to aim every fixture, then once a year to re-aim for growth, clean lenses, and check connections. Plants move; light should move with them.

Where we work

Sarasota County and the barrier islands

We're based in Nokomis and work Sarasota County and the towns right around it. That's the whole territory — close enough that we can be back at your house after dark to re-aim a fixture without it being a project.

Holiday installs are booked August through October.

We hang in November, so the calendar fills before most people start thinking about it. If you want lights up for this season, now is the right time to get on the schedule. Landscape and permanent lighting are installed year-round.
